On selling a home

July 5, 2011 by Kim Woodward

My mom helped me clean the entire house from top to bottom over the weekend. I touched up paint on all trim and walls. Ryan and my dad cleaned out the garage and basement. They moved lots of boxes. I’m fairly certain our house, closets, basement and garage have never been this clean. Ever.

You know what that means? The house is going up for sale. This week.

Why do we wait to make the house look awesome until we sell it?

There are so many things we wanted to get done before putting the house up for sale. So, over the holiday weekend, we tried to knock out a lot of them. We cleaned. We cleared. We boxed. We caulked. We painted. We mulched and trimmed. We installed door knobs and hand rails and toilet paper holders.

And, then I took lots of pictures and worked to get them uploaded to the local For Sale by Owner site.

We hemmed and hawwed about whether to try to sell it ourselves or list it with a realtor. We finally decided to try it ourselves on a local For Sale by Owner website and see if we got any interest. It would be nice to save a little extra cash. We’ll definitely let you know how it goes.

Here are some of the photos. Let’s hope someone falls in love with the house like we did and then buys it asap. 😉

Your house is adorable! As a REALTOR, the only thing I would suggest on your photos is to remove your dining room rug. It is very nice, but you want buyers to see how big the room is and how GORGEOUS those ffloors are! If you can sell it yourself quickly, that is wonderful, but if you don’t or you get overwhelmed, find a full-time REALTOR to help you get the job done. I would never recommend a “discount/flat fee” agent; I hear nothing but horror stories here. If you want more info, please email me at any time.
    Good luck!

It looks SO GOOD!!! Wow. I’m sending you guys good vibes on selling it, I’m sure it will get snapped up quick! Have you thought about contacting a realtor for a flat-fee service (not sure if it’s allowed in your area) where they would list your home on the MLS (for more exposure) for a low fee instead of a commission?

Wow- beautiful home! It should sell very quickly. I love the molding in the dining room. It looks so ready for someone to just move in and not have to do anything! Lots of luck to you guys. 🙂

It is amazing how many things we finally “fix” in a house when we are ready to sell it….I know our list at our old house was a mile long. It looks great though and I hope you guys find a buyer super quick so you can move into your newest creation!

It is so cute and shows beautifully in pictures. You’ll be getting an offer any day now…
Oh, and for a little extra good luck, try planting a St. Joseph statue in your yard. I was skeptical when my mom suggested it to us when we put our house on the market last summer, but our house sold quickly, so now I’m a believer 🙂

Good luck! It was (sickly) comforting to hear there are things not perfect with your house that had to be fixed.

Kim, it looks like it’s ready to sell! You did a great job making sure all of your surfaces were nice and clear, so many people don’t think it’s important, but it makes such a difference. I think I would be sold after seeing that cute red mailbox. I hope it sells quickly.

Ack. One of my coworkers was looking for a house in RI for the last three months. She just finally found one two weeks ago. I would have definitely sent her the link! (and darn me for not having a husband, or I’d be all over it.)

Just wondering – had you considered photographing your dining room without the rug? Your floors are gorgeous and I wish I could see more of them in your photo.

[…] We tried for sale by owner on our first house and it didn’t work for us. We ended up listing it anyhow, and then it sold quickly. Since we have so much on our plate right now, we decided to skip right to a realtor. We chose the realtor who recently sold Ryan’s grandmother’s house and she’s been very responsive to us so far.
